So you’re thinking of listing your Albuquerque home this winter. Your job may have changed, you may need to relocate outside of Albuquerque, or you may have financial or family reasons for moving. In any event, you may be concerned about selling during this time of year, no matter why you’re moving. Getting your home sold quickly for a profit is still possible even if you missed the spring selling season. Use these tips to make it happen.
Take it easy on the holiday decor
“Deck the halls, but don’t go overboard,” said HGTV. “Homes often look their best during the holidays, but sellers should be careful not to overdo it on the decor. Adornments that are too large or too many can crowd your home and distract buyers. Also, avoid offending buyers by opting for general fall and winter decorations rather than items with religious themes.”
Take care of your curb appeal
Despite the cold, you shouldn’t let things slide out front. Just because it’s cold outside, potential buyers won’t ignore chipped paint, a broken fence, or an old front door.
Get a good indoor mat
Your mat may be grubby and tattered after ten straight winters of use. Visitors may not notice this one simple move, but if it is missing or not in good shape, they are sure to notice. You can give buyers the impression that your whole house has been well taken care of by small things such as a $10 mat.
Clear the front door of clutter
What does your coat closet look like? Consider moving some of the items in your coat closet to make room for potential buyers to put their things away while touring the house. Plus, a tidy coat closet gives the impression that the home has plenty of storage space. While your house is on the market, it goes without saying that winter wear and shoes that tend to pile up in the entryway should be removed.
Make sure everything is working
Temperatures can dip below freezing in Albuquerque during the winter. The night before your first show, you turn on the heater for the first time, and nothing happens. This happens with the fireplace as well. If your house is freezing cold, it is probably not going to impress potential buyers. As soon as you decide that you’re going to sell your home, check all the major appliances and functions and check for little things that may escape notice on an everyday basis – cracked light switches, chipped baseboards, light bulbs that need to be replaced – so that it will be ready for showing.
Light it up
Natural light in your home is limited by shorter days and earlier sunsets. Make sure all the lights are on before showings. Don’t forget the exterior, either. Consider adding some landscaping lighting to your space if you only have a porch light. It will help accentuate your outdoor space.
With these tips, you can be ready to sell your Albuquerque home faster and for more money this winter.
