As a homeowner, it is important to understand that you cannot independently add your home to the MLS. Instead, you must collaborate with agents or brokers to have your property listed on the MLS.

There are numerous MLSs across the country, with the exact number fluctuating due to factors such as regional consolidation of brokerages.

Other countries don’t typically use something like an MLS. Additionally, there are some markets in the United States without an MLS. 

The majority of homes for sale can be found on the MLS, although there are a few exceptions. Homes that are being sold directly by the owner typically won’t be listed on the database. Additionally, some larger brokerages have their own separate database where they exclusively list their properties, choosing not to include them on the MLS.

A pocket listing, also known as an off-market or exclusive listing, is not marketed in the typical way. These listings are not listed on the MLS because the seller wants to keep the sale of the property quiet.

The MLS, or Multiple Listing Service, is a key factor that makes working with a real estate agent the most convenient and effective option for buyers and sellers. Through the MLS, agents and brokers can access and exchange information about listings. Without being an agent, you typically do not have access to the MLS.
