Welcome! I’m Sandi Pressley, and my team and I have been watching some fascinating changes in our Albuquerque Real Estate Market. So, what’s happening with prices and inventory in 2025? Let’s talk about what we see as we move into 2025 and what it means for you.

First, let’s look at the big picture and how our market has changed. You might have heard different things about the market, so here’s what we see on the ground. Home prices in Albuquerque have seen a notable shift from last year. The median home price increased from $315,000 in early 2024 to $332,000 in February 2025 – a 5.4% jump. But what’s interesting is how the inventory situation has changed.

Last year, we examined just 1,200 active listings across the metro area. Now, we’re seeing around 1,850 homes on the market. That’s a significant increase, giving buyers more options than they’ve had in quite a while.

Let’s Break It Down by Area
One of my favorite things about Albuquerque is how each area has its own personality and market dynamics. Let me share what we’re seeing in different parts of town.

East Heights: Strong and Steady
The East Heights has always been a favorite, and for good reason. Homes here have jumped from an average of $285,000 last year to about $302,000. We currently see about 425 active listings in this area, up from 280 last year. The extra inventory gives buyers more breathing room, but these homes are still moving quickly – especially those charming mid-century properties near Uptown.

The Evolving Westside
The Westside is writing its own exciting story right now. Average prices have increased from $295,000 to $312,000 year-over-year. New construction in areas like Volcano Heights and Paradise Hills has boosted our inventory from 350 homes last year to nearly 525 today. If you’re looking for new construction or more space for your money, this is an area you’ll want to explore.
North Valley and Los Ranchos: Luxury and Legacy

These areas have always marched to their beat, and this year is no different. The average price point has moved from $425,000 to $448,000, reflecting the unique character and larger lot sizes you’ll find here. Inventory is still tight – we’ve gone from 95 active listings last year to about 140. When properties come up in these areas, especially those with irrigation rights or larger lots, they tend to move quickly.

So, what does the 2025 emerging market mean for you? Well, if you’re selling, you don’t need to be afraid of the added inventory because correctly priced homes in good condition are selling at healthy prices. The key is understanding exactly where your home fits today’s market and positioning it correctly.
